1. The need for reserve studies which will assess the community’s common elements and offer an analysis of remaining useful life;
2. Developing a plan by which to fund reserves via regular assessment contributions and addressing reserve shortfalls which may include special assessments and/or bank loans;
3. Establishing ongoing communication with board members and owners to ensure that everyone understands the importance of addressing building maintenance, repairs and replacements.
